I have never used the gauges, very inaccurate, I leave grey tank valves open when camping. Dump black tank every 2-3 day

I agree gauges are inaccurate and not useful or needed.
However, leaving grey tank open is risky. It exposes your tank to the open sewer and the critters that live in the sewers. Sewer flies are a real thing!
You do not want an infestation....it happens

Mine worked right for one year. We are full time. Had tanks cleaned at rally worked correct one time when it was done. No matter what now, when empty on good day show 1/3 but I just use water meter on line.

Once the toilet starts to "burp" when flushing, you have about 12-15 more flushes. That is the ONLY way to really know when black tank is full....IMHO of course

We are from Northeast Ohio bought our new trailer in January and in addition to multiple weekend trips have taken it to Tennessee for a week and did a three week trip to Utah. My wife and have have had trailers for over 20 years, and our Delta 321BH is the best one we have had so far. We love the layout, and while there have been some issues, every trailer we have ever owned has had issues. I have been happy with how Alliance has addressed issues and questions when I have contacted them directly. I have some things that I have fixed and some things that I would like to the dealer to address under warranty at the end of the camping season. It is a 3 hour round trip to the dealer, and I haven’t taken it back to them for anything yet. I do have a list for them in October when we are done for the season.

What I have fixed:

  • bungee holding in grill broke - new part shipped by Alliance which I installed
  • Troubleshooting for electrical short in 12v system - I the isolated problems and repaired one, and took the other out of service (bathroom fan) to restore power to the branch.
  • latch broke on sewer hose storage - bought new part and replaced
  • Kitchen sink was clogged from factory with pex trimmings. Removed screen and cleaned out.
  • Added washer to black tank flush to fix leak.
What I will ask dealer to address under warranty:
  • the rear tires have excessive wear on inside, particularly on drivers side. I rotated for now, and will ask dealer to check axel.
  • The door lock doesn’t’ seem quite right when I lock with the deadbolt. Maybe it is a bit out of alignment
  • Something is coming up under the floor in front of the pantry.
Two other general observations: the dinette cushion backs don’t stay in place well despite coming from the factory with some Velcro. This is mostly just an annoyance. I also have more sway from this trailer than any other we have owned. It came with the optional rear AC, with adds some weight there, which could contribute to the problem. To combat this, we use a Hensley Arrow and are careful about loading and filling tanks. Fresh water is behind the rear axels, and while I understand why it is there, I would rather it be in front for this reason. We tow with a Chevy Silverado 2500 and I would not attempt my trailer with a half ton.

Overall we have had a ton of fun this spring and summer and will address things as they come up. We love the layout, the quality construction and the features. The huge pass through storage is great. Love the closet in our bedroom too. I would buy another Delta.

To address the sway what is your tongue weight? Is it 12-15% of the trailers scaled gross weight?
