Is this normal for a Delta roof?

I'm considering a 2026 Delta 262RB. I've done two detailed walkthroughs and everything looks and operates normally. However, when I went up on the roof I found the Dicor looked pocked and it seems to have black particles stuck to it. Almost looks like bugs stuck in the Dicor. Can anyone comment on the caulking? And secondly, I can see what looks like ridges in the roof material, side to side, spaced evenly. Looks like seams in the roof substrate? Any input is welcomed as we're considering purchasing this unit. Thank you.

We had the same problem with our Delta 292RL. I called customer support and sent them picks. They agreed that there was an issue and agreed to fix it. They told me that they got a bad batch of Alpha System Lap sealant. They said that I can go back to the dealer or they'd mail me new sealant and I could repair it myself. Since we live 5 hours away from the dealer, I did the repair my self. So, I went up on the roof and scrapped off the bad sealant. For some reason the sealant never really set up properly and it came off easily. I scrapped off ALL of the bad sealant and reapplied the new sealant that they sent me. All good...Right??? Wrong! After a few weeks I noticed that the new lap sealant was just as bad as the old sealant. I noticed leaves, dirt, twigs was sticking it in and in short order the new sealant looked just as bad as the original lap sealant used! So I called back Alliance customer support, sent more picks and this time I even sent videos. Again they agreed that there was an issue and offered to send more Alpha Systems lap sealant. Apparently their vendor sent me out more of the same bad batch. I refused to use any more Alpha Systems lap sealant, so Alliance customer service said I that could buy whatever type I wanted and they'd reimburse me. So I ordered Dicor Lap sealant from Amazon. I them scrapped all the sealant off for a second time and this time I used Dicor lap sealant. The roof now looks just fine. It was a pain in the neck, but Alliance customer service was great to work with.

I posted a few pics of the original bad sealant below. Keep in mind that the trailer was less than 6 month old.

Interesting. I looked at 4 Delta trailers, two were built in May 2025 (including the one I want) and both had the lap sealant that looked 5 years old. The two other Deltas, one built in July and one built in August, and both of those have lap sealant that was white and looked great.

Also, I think the side to side ridges are the glue? holding the membrane down. Every Delta I looked at had the same roof ridges evenly spaced.

What is the build date of your Delta?

We purchased new 2026 Delta 274RKW ABOUT 2 months ago. Had some concerns on our roof too. I cannot tell what sealant is on ours but it is definitely sticky. We’ve had some sticks and leaves adhere to it but nothing major thus far. We noted our roof had the rippling you have described and addressed it directly with Alliance as well. They said that it was completely normal and was there to allow flex. From alliance,

We were concerned about the roof when we bought it so we purchased the roof warranty thru the dealer backed by brown and brown. Not a huge fan of the extended warranty programs but since this was a fairly new manufacturer figured it was worth a try. Besides, I’m getting older and not keen on replacing a roof these days.

Let me start by saying that we absolutely love our Delta 292RL. Its our third travel trailer and by far it's the best. Since it is our third trailer I have had experience with lap sealant. Normally, after lap sealant is applied it spreads out a bit and after about 3 to 4 hours it forms a skin over it, but remains somewhat pliable. Meaning that you can touch it without getting any on lap sealant our finger, but if you press down in it your finger will certainly pernitrate the surface. It firms up more as time passes. The lap sealant that was originally used on our trailer never developed a skin and it remained sticky, so everything stuck to it. The same thing happened to the lap sealant that Alliance sent me directly. Within a few weeks after I completed reapplying the lap sealant I found leaves, twigs, dirt embedded in it, just like before! It never formed a shin and it was still very sticky. So Alpha Systems mailed me more of the bad lap sealant!

We picked our trailer up in September of 2024. We used it a few times that fall and then winterized it. Then in the spring when I was getting the ready for the upcoming season, I noticed the lap sealant looked odd. I was shocked to see all the leaves, dirt and debris stuck deep into it. I also noticed a few spots where the lap sealant looked thin and it was cracking in spots. Normally when I noticed cracking or thin spots in the lap sealant I'd just recoat it with more lap sealant, but in this case there was so much junk stuck in it I was reluctant to do that. My fear was that if I just recoated that the new sealant might not bond and I was also worried about trapping all the debris inside the lap sealant. So I called Alliance customer service and they told me that they'd received a bad shipment of lap sealant. They were very accommodating and helpful. Having said that I was really unhappy with their supplier Alpha Systems. They were the ones who delivered the bad lap sealant to Alliance in the first place and then they did the same to me directly. None of the tubes had any date stamp or "use by" dates on the them, so I had no idea how old they were. My gut tells me that they were probably long since expired, but there's no way to prove that. After the Alpha Systems lap sealant failed the second time, I refused to use it again. Instead I ordered Dicor lap sealant from Amazon and Alliance refunded me. The Dicor lap sealant worked just fine and I don't regret doing the repair myself.

I appreciate all the input. I told the dealer if they scrape off all the defective sealant and reapplied new sealant and provide a detailed service invoice, I would consider purchasing the RV. I haven't heard back from them, yet, but I'm assuming that repair on a brand new RV would be too cost prohibitive. My guess is they will do nothing and sell it to another buyer that wouldn't check the roof. We'll see...

It took me about 5 hours to remove the bad sealant and reapply the new lap sealant. Having said that I'm fairly sure that Alliance will pay for the repairs on the trailer that you're interested in. Now this is just my opinion, but I wouldn't let them reapply Alpha Systems Lap Sealant, I'd insist that they use a different brand.

As for the video, I'm on my fourth RV and have never seen the seams between the roof decking on any RV I've owned. Does that mean their roof adhesive doesn't stick as well to the seam tape? I don't know if that's good or bad.

The seams in the roof decking on our roof are not easy to spot and the roofing material is laying very flat without any irregularities, like bubbles. I would bring up any and all issues with the dealer and Alliance. I wouldn't hesitate to call Alliance and ask questions if you've got concerns.

I got Alliance involved and sent them the same pictures I posted above. The customer rep said he was getting the dealer and service reps involved to get the unit in the service bay and remedy the situation. He referenced covering the defective and contaminated sealant with new sealant. I told him that defective, contaminated sealant should be scraped off and cleaned THEN apply new lap sealant. We'll see if Alliance does a proper repair job or just covers up the problem. He also references those ridges as "out gassing" and allows for flex...and no problem.
